So did the Landlord increase the rent between 2019 and 2022 ?
When it was last increased in 2022 how much did it go up ?
The LA/LL are asking to increase the rent by how much ?
We have had 12 yes 12 increases in the BOE base rate in the last 18 months.
Nothing for you to worry about till the Landlord serves notice that he/she wants to sell up as they are losing money every month.0 -
If the landlord doesn't change the rent for 3 years then increases it by 16% say, that's in reality 5% per year which is probably a reasonable figure. But does it work like that? In reality you've avoided the extra rent for 2 years. I know it'd be a shock when it catches up but any year your rent doesn't increase has to be a bonus and a good opportunity to save.If you want you can apply to a rent tribunal for a resolution, but they will only reduce it if its above the local market rate.Mr Generous - Landlord for more than 10 years. a) to a periodic (rolling) tenancy) and
b) where a landlord has served a S13 Notice
In this case:I've signed a renewal addendum for another 36 months with some additional rent increase clause:The OP has a fixed term tenancy. Rent can only be increased
c) by mutual agreement or
d) at the end of the (3 year) fixed term or
e) by the LL implementing a valid rent review clause - which this is not.
Nor can the LL serve a S21 ad evict within the next 3 years other than via a valid Break Clause.with a break after 6 Month(s) and based on the same terms and conditions as contained in the original agreementExact wording in the original agreement please. this is slightly ambiguous. Does it mean
1) Break Clause can be implemented at the 6 month point only, or
2) at any time after the 6 month point?
Does the BC apply both ways? To tenant and to LL? If not it is invalid.
