fensa certificate how can we get over not having a one

we have not got a certificate from when we got some windows and a new front door in 2013 we are in the process of selling the property ?do we need a one ? thanks if anyone can assist we will be greatful

    You don't need a certificate for the replacement door/window, although you may get asked for one by the buyer or their solicitor.
    If it was a FENSA registered install, you can check & order replacement certificates -> https://forms.fensa.org.uk/fensa-certificate/SearchByPostcode/
    Regardless of which approved scheme the door/windows were installed under, your local council should have a note in their planning records. The information may not be available via an online portal, so you might need to ring and ask.

    You can generally just get an indemnity policy when you come to sell.

    What for? It was 10 years ago and im guessing the windows are fine. These policies are a waste of money.

    Of course they are.. Won't stop the solicitor asking for it though. I had to get one on a 20 year old conservatory 🤷‍♂️

    The daft thing about these certificates is that they just say how many windows were installed. There’s nothing to say which ones they are, so unless they are kept with the paperwork for the installation, what do they prove?

    the FENSA certs are registered online so not a matter of not being able to find it.

    I was selling a probate property - relative had had the windows and doors replaced, paid cash and had a handwritten receipt - definitely no FENSA cert but windows were looking fine and probably cost a lot less than they could have done. My solicitor was robustly defending the need for indemnity cert that buyers wanted us to have but it £45 and for the sake of ensuring everything went smoothly I said I would pay for it.

    Its bonkers, solicitors must have shares in the indemnity insurance world. We were asked to provide a certificate for a back door that was replaced by the previous owner, i sent them a FENSA cert that i had already sent them for a new window. They clearly didn't check the detail within the cert and were happy to proceed.
