    - When bought house £315,995 mortgage debt and end date at start = October 2039 - now £216,847
    - OPs to mortgage = £18,925 Estd. interest saved = £9,670 to date
    c. 16 months reduction in term
    Fixed rate 3.85% ends October 2030

    Read 31 books of target 52 in 2026 as @ 7th May.

    Thanks - the garden is wonderful! It's in the gardening section under "neglected Lincolnshire garden". Had to downsize housewise to be able to afford it and there's always moments of doubt but I'm getting there.

    I only have a little garden after a huge one but I've opted to downsize hugely for a little place where the sun streams in all day, I can hear the sea, owls, see the stars and good neighbours.

    So like you I occasionally think of bigger but so far I've not seen better for me. 😉
