    Rental income is not is not classed as income for UC purposes, it's classed as capital.

    No idea what you mean by this? A new assessment for what exactly?
    If there's capital in the property which is more than £16,000 there's no entitlement to UC, which has already been advised.

    As already advised by others, income from tenants is not declared as income for UC because the income is ignored. However if the capital increases that will have to be declared.
    Information I post is for England unless otherwise stated. Some rules may be different in other parts of UK.
