Anyone bought a new build recently - were you able to negotiate on price or incentives?

The houses will be ready in summer. I tried to ask for discounts or incentives but got a straight no as the development is “very popular” and “selling so fast” even though it has been put up online for a few months. I debated and walked. Eventually the sales person called and said they’d throw in free flooring and nothing else as that’s the best he can do. I know this must be a sales tactic but so hard to haggle. Do I have chance of asking for more or any advice on the best way to go about it?0

There is a small development of new builds nearby that I thought I'd have wanted before they went up.They are way out of our budget, and nowhere near as nice as anticipated but I think one was reduced from £895k, to £850k and now £800k. Think it's the last one remainingMake £2023 in 2023 (#36) £3479.30/£2023

Where we are in Kent, the new builds in the village had no incentives 18 months ago but since then they are offering £20k towards the deposit on some of them, a variation of incentives on the rest so they are clearly not selling like hot cakes.
To be fair, the 4 bed detached ones start at £529k so I suspect with interest rates rising recently, people are re-evaluating their finances and realising the stretch they could manage before to the bigger house doesn't quite go as far anymore.0 -

Just do what they do. Tell them no, you will give me free flooring, pay stamp duty, £XXXXX discount, landscaping, kitchen etc. Take it or leave it.
Be prepared to walk away if they don't meet your demands, or at least come significantly close to meeting them.0 -
In my experience (recently) First they posted the plot price £330K and when I said no I am not interested as it is high price. After 1month they posted the plot to £320K into the market (reduced 10k) and asked me if I am interested as I told me if there are any future plots coming to market in my bracket. When I compared with other properties in the same postcode/road same built area (size and model are same) having bigger garden prices £309K and they got deposit contribution on top of it. When I asked them why there is a differene they said there is a wall fence & drive way. When I said wall is something that came from the engineering plan and they did not built that for me.
When I asked for even further negotiation the sales team were in a rush/impatience and says they have already reduced it (which is not for me they reduced the property itself posted in the market as it is not going for sale quickly, last plot and it was there for more than 1month in the market).
