Hi all
extension / planning permission advice please!
plans attached
worried about the sightline on the road affecting potential for extension planning application success in the future so need all the details from solicitor. ( attached plans and what i have been given so far from title )
applying for Pre-application advice / consultation via council - not hopeful tho now 
can anyone give me some hope or is this probably not possible? such as shame if its not as its a big bit of land.

Just to clarify - you will need 2 different sets of consent- 1) From the council as the local planning authority
- 2) From the council as owner of adjacent land
They will be 2 different departments, they probably won't talk to each other, and getting consent from one doesn't necessarily imply that you'll get consent from the other.
In particular, if you get pre-application advice or even planning consent from the council planning department - they probably won't know (or care) about the covenant in your deeds.

You may want to repost redacting all the information which identifies your property - otherwise there is a risk of the whole thread being deleted after people have spent time and effort giving advice.In terms of the parking, it doesn't look as though you could fit two parking spaces in where you have shown them on your plan. If you haven't already you need to measure up the land to work out exactly what will fit within the boundary and how that may impact on (for example) the junction visibility splay.You'll also need to find out the meaning of the diagonal pink shaded area on the deeds plan.0

thanks both very helpful! at this stage its early on and i just want to know feasibility - i dont want to do the work for a few years, hence the " Pre-application advice" with the council
right now i just want to change the fencing and remove the garage for more garden space.
do you still think i need a "planning consultant" at this stage too? essentially i just want to know 'can i extend the house' - but is it not that simple? do i need to put forward sizing / style/ etc?

It's up to you how much info you give and/or how many questions you ask. But probably, the more info you give, the more useful the reply will be.
Maybe the questions you want to ask include:- It looks like you want to build beyond the building line on the main road frontage - is that likely to be acceptable?
- If so, is 2 storeys likely to be acceptable, or only one storey?
- Is a flat roof likely to be acceptable, or would it need to be pitched?
- Is a vehicle access so close to the junction likely to be acceptable? (I suspect it won't be)
I wouldn't employ a planning consultant at this stage. If the council suggest that your plans are unlikely to be acceptable, and you want to gear-up for a fight with the council over it - maybe that's the time to get a planning consultant's opinion.

I think Highways would be the biggest issue. Doubt you'd get per mission for a dropped kerb where you've put the parking spots. Not a planning consultant and not a recent event but had a devil's own job getting permission for one any closer to the corner than your existing side access.If you've have not made a mistake, you've made nothing0
