Hi,
I am in the process of buying a coach house. I’m having difficulty finding buildings and contents insurance. I have a quote from Emerald Life who specialise in coach house home insurance, but the quote is over £400 with no optional extras included. I’m aware as a first time buyer I don’t have any no claims bonus, but it still feels expensive. Does anyone who has a coach house have any other home insurance providers that they use?

As @kingstreet suggests, there are different Coach House set-ups - what set up do you have?
Examples include:- You will own a freehold house, with garages downstairs, and you will be leasing one or more of those garages to other people?
- You will 'technically' own a leasehold flat (although it's described as a coach house). Other people will own leasehold garages underneath your flat.
- Or perhaps it is a leasehold property - with a 'driveway' under part of it (e.g. for cars to drive over to reach a car park)

Is it a newbuild, or are you buying 'secondhand'. If it's 'secondhand', what do the current owners do about buildings insurance?
(I guess you could also ask other coach house owners on the development - but do your due diligence before copying them. It might be that other owners have got invalid insurance.)

I will have the freehold of the building. It has 3 garages, my own and 2 garages that are leased to the neighbours either side of the property. The current owners of the coach house told me they have their insurance with Emerald Life and they pay less than half of what I was quoted0
