Basic house valuation

Hi, just looked for a bit of an opinion from others really.
I am selling my home and have a buyer that has had someone sent out from the mortgage company to value the house (a basic valuation). This is the third time this is being done by a third set of buyers through no fault of my house so I have already experienced what the valuations are like and both of the previous times all was well but today seemed a little different.
The valuer was here near enough an hour (I only have a 2 bedroom end of terrace!) he was doing his own thing so I couldn’t see exactly what he was doing but he spent a lot of time inspecting the house close up outside, especially around the conservatory from what I could see. When he came inside he started asking about trees and if any had been cut down. Normally they don’t ask me anything.
Should I be concerned? I only bought this house a year ago and I am only selling to move back to where I am originally from and be near family.
No problems flagged up when I bought it.
There is a woodlands behind my house with a basketball court and a car park and I even watched him leave my house and drive around and park in it then get out and examine my house again by walking through the woods and up to my fence, along with taking many photos. This was after he said good bye to me as if he was leaving!
He’s really put me on edge and made me think something terrible is wrong with my house.
My house is a standard new build style 2 up 2 down with a conservatory added on. 25 years old roughly. I have not experienced a problem with this house.
Should I be worried and what could possibly be a problem? If anything!

He's probably been hired to do a homebuyers not just a basic bank valuation.

Indeed, I doubt a surveyor would be wasting an hour of their time if it was just a basic valuation.
  • I would normally agree but I forgot to say in my first post I had to ring and book this appointment and when they gave me todays date I said I could only do today if it was a shorter survey not a longer one and they said basic in and out not me. It’s the only reason I am a bit more thrown.

Could be the buyer upgraded after it was all booked in..I wouldn't worry as you can't change the outcome.
  • Definitely will be a homebuyer survey which is a good sign, it's costing your buyers a lot more than the standard mortgage valuation survey so they are already financially invested in the house!
