How much difference to people think it makes to sellers / buyers if the house being sold or the buyers buying are in no chain
Does the ability say your chain free make you a more desirable prospect?

  • For a seller that has found their next home and had an offer accepted or a previous chain collapse it is gold dust. The most we have managed as a cash buyer was 6% reduction.

    It was everything thing when I was selling. My seller wanted to move quick and only accepted us because our buyer wasn't in a chain. When the chain broke we went only for chain free buyers again to ensure the transaction has less links to slow it down or go wrong. Took a small hit on price as well to get them.
  • It all depends really. Do they think you’re a cash buyer who will revise their offer just before exchange or one they can trust?
    We got 11% off asking on our previous bungalow as being chain free but only 1.5% being both chain free and cash buyers.

    The reason  i am asking is we are wondering how best to do our move ( i did another thread about relocating)
    Do we put house on market and then find another place and be in a chain, do we put house on market sell and move into rented or do we buy a place outright (as we have the funds for this) and then sell our current one , obviously the rented option is more £ but allows us to find a place we actually want!

    My experience has always been to sell, rent, buy. And I have always made the money back from renting by getting a good deal on the next property.

    incidentally, I also won't buy anywhere where the seller won't move out in a reasonable amount of time, which usually means before they purchase, making them chain free as well.

    it's a no brainer to me, my life isn't any less complicated than other peoples I had kids and pets etc but I'm happy to do it.

    the benefit is that while you rent you can look properly and also overlap, maybe saving on removal costs which pays for your overlap.

    It's not a popular choice on here. But it's always worked for me.

    i guess its slightly less conventional but gives you more flexibility

    We did the last option in the end, buy new one and sell old one after our second buyer dropped out. It leaves you with an empty house which costs you money but it was less stressful and you can move slowly.
    Claimed back the extra stamp duty after it sold also.

    No chain plus cash buyer and can complete fast (say in a day) even more attractive....

    But not for every other party.
