If you have a limit and it's around 460 - and are going to absolutely stick to it - offer it - and if they say no - move on to the next property. The longer you umm and ahh over it - someone else might pop in an offer of 465 and it get accepted and then you haven't even had a look in.

If they were really interested - I'd direct them to the EA so that they could do all the necessary checks, and consider the offer if it was decent.

If they turned down £460K, even it was from a door knocker, I doubt they are going to go much under £465K if anything. If they thought £460K was OK they would have told the door knocker to make the offer officially via their agent.
Knowing what you now know, I would offer £463K if you can stretch to that, but dont be surprised if they turn it down1 -

The longer you umm and ahh over it - someone else might pop in an offer of 465 and it get accepted and then you haven't even had a look in.Well in a general sense, if there's been a while between the offers, it might be that the seller's enthusiasm to cut a deal has been sharpended by the lack of a higher offer in the meantime.Anyway in this particular instance (and without me being contrary!) it does seem to have gone from hating not to get it, to limit being c. £463,500 so yeah, I'd go in at that, a best and final offer, love it, want to buy it, but can't go any higher.And if that really is the limit, don't look back if the offer's rejected.2 -
