If they do not get enough money to redeem the outstanding mortgage charges you will still be due to pay the shortfall.

I know this , just spoke to
someone about all this and they said we would be better going onto UC and claiming SMI , that way the new debt collection agency who bought our account will get the SMI and we would make up the difference ,but there is no way we could pay towards the arrears as yet , they will have to take it or leave it . If they go for the house and there is a shortfall then we would have to pay whatever we could afford , if don't have it we can't pay it , its impossible .Our friend said he would sort the floor boards out he is a joiner , the windows are still useable so if Mars Capital will accept SMI and we make it up to the monthly amount then at least we wouldn't be homeless . What are your thoughts about this ?

have you checked on a benefit calculator to see what you would get?

Yes did it through MacMillan and they did it with UC carers and PIP + SMI , worked out what we would pay to make the monthly mortgage up but not anything towards the arrears , it would let us stay in the house , then if the interest rates go back down we can keep paying what we are paying and it can come off the arrears .
I don't know how aggressive Mars are , I've heard they can be very aggressive , but if they took it to court for possession and we can offer them the monthly payment wondering because I just had cancer the judge would be on our side ?
