Deed of rectification - Help!

Hi all, 

Newbie here. 

I'm looking for advice on a property I'm currently selling. Its come to my solicitors attention that the land on the title of the property highlights my neighbors back garden as shared access for vehicles for my property and the neighbor, however this isn't the case. I have shared driveway with my neighbor on the other side and it seems the council have made a mistake on the title and applied the shared access area with the wrong neighbor. 

My solicitor has informed me that this may cause a 'significant delay' to the sale of my property. 

I purchased this property 2 years ago and didn't have any issues at all, surely land registry wouldn't have been changed?

My questions are:

Do I have any recourse from my previous solicitor missing this?
How long should I expect this to take? 
Will I have to fork out the money for the deed of rectification given its an issue on the councils side?
Anything I can do to speed this up?

    I do have documents stating that I own the shared driveway with the correct neighbor from when I purchased it 2 years ago.
