Japanese Knotweed - post treatment questions for a house sale

My neighbour has treated a Japanese Knotweed growth which came onto the edge of our property. Should I now take out an indemnity insurance if we choose to sell the house? Obviously, we will now have to declare the 'problem' on the property declaration form (TA6) as it came within our boundary. Can I buy an indemnity from any insurance provider? We've been quoted £400 for a 10-year guarantee by the firm that did the work, but I think that this indemnifies the work rather than any house sale of a nearby property.

  • If you are selling you can just tell the estate agent that you are willing to buy the policy. See what the buyers say they want.

    If you tell the buyer that there was knotweed on your land then the solicitor will tell the lender and then it's not likely to be an indemnity policy you need but a copy of your neighbours insurance backed guarantee. 
    It might be you want that £400 guarantee to be able to sell it to someone who needs a mortgage but you won't know until the time comes.
