So you should be free to use a different insurer, but you have to serve notice on the freeholder telling them who your insurer is, etc, within 14 days of the policy starting.
The freeholder can charge you a reasonable 'Administration Charge' for dealing with the notice.
If your freeholder disputes this, ask them why they believe Section 164 of Commonhold and Leasehold Reform Act 2002 doesn't apply to your house.
Do they want YOU to take out insurance with Zurich? Or pay them to take our insurance with Zurich? I.E. pay them a commission to insure the property for you? if it’s not in your lease then it’s not a Covent. You should get the full document and not just an extract incase it’s not actually relèvent to you.
