New grounds to evict rowdy tenants in two weeks

The Times today reports that landlords "will be able to evict tenants who are disruptive to neighbours, cause damage or fall behind on their rent within two weeks".
We will see if this world-beating bunch of Tories deliver on this
But a question:. Should these new grounds also include sanctions for anti-social landlords? We know there are anti-social landlords.
Best wishes to all.

There will be other conditions, it's just worded so it get full media attention.
No one would want to evict good tenants just because they are two weeks behind with the rent.1 -
Using ground 14 with a Section 8 gives the tenant 2 weeks notice that the landlord might apply to court for an eviction order. Being a discretionary ground most sane landlords wouldn’t choose to use it and would rather go for a slam dunk with a Section 21 or a Section 8 using a mandatory ground for eviction.I’d be interested to see how Rishi sees this working in practice because I don’t think any landlord should have the power to evict tenants (well except maybe resident landlord but then the other occupants are licensees rather than tenants) and that ultimately a court or tribunal should decide if someone should lose their home.0

As noted, devil in the detail. No decent person wants decent people evicted with little warning. You could go away on holiday for two weeks, not realising something went wrong with your banks payments, and return to it being too late.Far better they sort out the ridiculous waits in the courts to evict those who should be (massive arrears such as no attempts to pay despite receiving HB etc).Personally, I’m worried for renters (as a long term one who only recently bought). Rental property availability is well down. People arguing over why (such as clamp downs on landlord rules etc etc) where mean time it appears many decent landlords are selling up, rogue ones not so much…Peter

This is for Airbnb properties. Does anyone know if it will include AST rentals?propertyrental said:0 -
As with any other announcement by a government about proposed legislation, nobody knows more about the detail until if and when it is debated by Parliament. Given the usual timescales for legislation and general elections, it's entirely possible that nothing will come of it at all.Murphybear said:

Population growth caused by immigration (native population growth is in negative territory) outstripping home building, more new builds going to homeowners due to buying schemes means that less of what is built is going into rental than historically, landlords exiting the market, in the case of good landlords mostly because it is almost impossible to evict problem tenants quickly, at best it takes more than a year and there is little to no hope of unpaid rent or costs.nyermen said:Rental property availability is well down. We need tighter restrictions on landlords in terms of the quality of the home that they rent, but we also need greater protection for landlords from problem tenants, it should be far quicker and cheaper to evict them and the prospects of recovering unpaid rent and damages need to increase significantly.0 -
It was laid out in the government’s Antisocial Behaviour Action Plan published on Monday and proposes making modest changes to Ground 14 of Section 8 for antisocial behaviour that falls short of criminal. It will still have to go to court and a judge will decide based on the evidence. Guidance will be issued to judges about it.0

If it’s for Airbnb places, chances are the rowdy parties will have moved on within 2 weeks. What I would like to know is if there’s going to be something in the Bill about removing antisocial and inept politicians within 2 weeks. 5 years is faaaaar too long!

@Bonniepurple, won't it be easier to legislate that all politicians be pelted with water balloons unless they can prove their honesty and integrity?Something needs doing to deal with problem parties in rental agreements for the benefit of those who suffer at their hands. This I see is fantastic headlines but will it crystallise into anything? Am inclined to take @user1977's view on that.May you find your sister soon Helli.
