LL pulls out of Tenancy 24 hours before actual move-in date! Any advice, please?

    Great news OP. If they want to move on that's understandable, but if they are considering some compensation for the 2 day delay..
    I'm guessing son is not too worried about the 2 day delay. he's in and that's the main thing.

    But make sure the signed tenancy agreement now shows Thursday 30th as the tenancy start date, with rent payments covering the periods 30th to 29th of each month (unless some other rent payment date was agreed).

    Hopefully the LL has offered to pay that hotel cost and extra van hire time.
    I expect you could only get one of these.. either
    a) you stick to the contract ie tenancy from 28th, and LL has to house you for the extra 1-2 days (ie hotel cost), plus damages from not being able to access to the property on time (extra van hire time); or
    b) you agree to vary the tenancy to start on 29th -> ie your rent covers an extra 2 days at the back end. But no further recompense. This is also subject to the LL agreeing.

    Make sure your son takes lots of photos  of the condition of the property  ?
    Read the meters and contact the energy suppliers. 
    He should only pay from the day he moves in and for what he has used.
    Did he get the EPC,  GSC  EICR  deposit information ? and PI ?
