    It is probably allowed as part of a negotiated early termination.
  • Yes these were the fees that a landlord is liable to pay once the tenancy has ended. I guess the agent is asking us to pay these fees as a "sweetener" for the landlord to consider in ending the tenancy earlier.

    That said, despite paying these fees, they said we would still be liable to pay rent until they find a tenant. :/

    Correct, you remain liable for the full rent till either a new tenant is found and moved in or the end of the fixed term whichever is soonest. The fees you are being asked to pay are the fees that the landlord would normally pay the agent at the start of any new tenancy

    You always have the alternative. Stick to the terms of the contract you signed and pay the rent the landlord is legally entitled to, for the period he is legally entitled to expect it.

    Agree and in my opinion entertaining this makes for a lot of hassle this for the landlord who is entitled to the full rent for the full term.
