    IMO I don't think you are ready for the next step yet.  

    Maybe remove from the market and have a look on RM for the next year & see how often something comes up that you would be happy with

    I think as time goes by your must haves will get fewer as time goes by & your must haves change

    Not looking on RM and only at houses for sale, but looking at the area - how many houses exist that you might be interested in?  Are there streets you have your eye on?  Or are you hunting for a really rare beast?

    I did that in my old house; went into one of the bedrooms for the first time in at least a year to discover a huge wasps nest in there as I'd left a window ever so slightly ajar for ventilation... :o

    There's only ever been the two of us in our 4 bed house.  Master suite, guest bedroom, hobby room and study.

    Gotta say, I agree with Silvertabby ^^^ Have a look round your current house and see how you can jiggle it about or repurpose some rooms. It doesn't seem like you really want to move....

    Unless you have exceptional luck it isn't going to work out timing wise for you. It's not really fair to make your buyer wait unless of course you are honest from the get go that you are looking for the dream house and it couly take months and months.

    Are you registered with all the EAs in the area?  I believe some small independents won't pay the large fees that Rightmove charge.  A friend found her forever house that way.  Other than that, I agree with above, a letter drop.
