Does this look a reasonable quote?
Strip off existing dormer and roof area of new dormer.
Install new floor joists and wall plates.
construct and install dormer face and cheeks
Build gable roof, install breathable felt, roof battens, concrete tiles up can facial, soffits, gutters and down pipes. Re-instate new roof back into existing.
Fix white UPVC window and install composite cladding.
Partially remove wall at side of staircase and fit lintels to form new en-suite.
Install floor joists over stairwell and build stud wall.
Install pipe work and radiators to facilitate new layout
All necessary electrical alterations to facilitate new layout
Insulate and permanently deck new floors.
Erect stud walls to form en suites and install door linings and window boards.
Install insulation to new walls and ceilings, fit plasterboard and carry out plaster preparation.
Plastering and making good to disturbed surfaces.
Supply any fit two en suites
Fit architrave, skirting boards and doors.
Remove waste and tidy site.
Total including VAT £43,500 which allows £2,400 for scaffolding and £8,400 for the fixtures in the en suites.
work is being done on a three storey end terrace so scaffolding is expensive. Based in Yorkshire.
