I think the family room as it is is a decent size, enough for some nice sofas and chairs so the family can actually have a cosy room for watching TV together etc... in the autumn and winter, and you have the family area off the kitchen with the doors to the garden for the spring and summer.

Also if you have kids that arent teenagers yet, there is the option later on to convert the garage into a seperate living room for them when they get older so when they have friends round you can all have some privacy from each other0 -
Makes sense to me, though it may not be completely straightforward. I cannot see if you have confirmed if you are attached to a neighbour that side or not? If not and there is the option to connect to the outside drains then it should be quite straight forward. I believe this is notifiable to building control but TBH given the size of the project and that you intend to hire an architect that won’t really matter - get everything (that needs to be) put through BC as it is there to protect you and your home. If the drains from the toilet go somewhere else/ are built over then it may be much more complicated.DIY_beginner said:Drainage I was hoping given the toilet on that side I can join up to that…? Your current plan has no window in the kitchen area (where the units, sink etch will be rather than the room as a whole) - some people think this matters, others don’t- worth considering before starting.0
