    That piece of land may well be yours but could also be a service strip

    It may contain services (gas electric water) to feed the properties further along that path

    Do you have the actual title plan to the property yet or is registration still ongoing? That would give a far better idea of where your ownership ends than the plot plan given by the developer.

    I'd imagine it's more about the fact it just appeared. Presumably the developers had opportunity to let them know it was going to happen. I'd be upset if I came home to find something permanent had been put on my land. If they told me in advance what was planned (even as a fait accomplit) I think I'd get over it 
    There's still a question whether the land is the OP's though.  In new developments it is quite common for a strip of land beyond a hard surface feature to belong to the owner of the hard surface, it is possible to assume the boundary is where the change of surface is, but that isn't always the case.

    There are shrubs underneath and next to the sign, which to me is a vauge indication that this is the OP's land and not just common green space, because those particular shrubs usually make up the front "garden" or boundary on a new build house.
    That, as diystarter7 pointed out several posts ago, is just a guess though.

    There is no legal significance of the species of shrubs in relation to boundary location.  The OP cannot reliably assume the land is theirs simply because certain species have been planted in it.
  • The registration is ongoing so I can't tell for sure this is our land. 
    Once I asked if they could replace the bark with some grass to match the other side of the front garden which is fully turfed and they said sorry, but no, if you don't like it it's up to you to redecorate - I know that doesn't prove anything but in a way they suggest it's my land so if I want it turfed I have to sort it out. Of course, when they make an impartial decision to erect something on this strip of land, then it's none of my business...

    I have of course emailed the developer's office this morning and await the reply. 
    I do not plan to have anything artificial there but at the same time, however we plan to decorate the front garden we now will have to take this sign into consideration. Not to mention people stopping by with their dogs to let them use it as a toilet.
