  • . One of the biggest red flags here for me is that they seem to have suggested that they can do ID checks for your Aunt without seeing her - which they can't - that alone would make me feel reluctant to use them.
I did ask did they need to see my aunt when i first got the quote, they assured me they have other processes It is a proper high st legal firm.
they said they have there ID checks and can do them online i know there credit refrence beauroes and possible id check remotely  via video also i have a kind photo id a transport for london fredom pass for my aunt. I guess my aunts nurses or doctor would i d a photo
I cannot find anyone else interested in doing the lr registration, no one gets back to you, let alonegoout and id my aunt
also it a major problem i do not live in London
one firm said they wanted to see the original not another solisitors certified LPA more red tape.

What happens when the person dies they cannot do any id checks then maybe it will be simplier then a death certificate is belived by l mighht best just leave it until the unfortunate time comes.

ID checks are not "Land Registry beaurocracy" either - they are a necessary and legally required part of the process to help avoid fraud.

Well the checks are causing an ongoing nightmare here.
i do not remeber having to see anyone when i bought my home 15 years plus ago, i do have driving licence but no certified photo id to attach to the land registery paperwork, so why now??
Its not like my aunt is a new tenant, she has been the only tenant  for 40+ years at this address, the lease extension was not much over the freshold for this id nightmare.
the beaurocracy who ever came up with  EU or parliament  LR is stoping legitimate people from being able to do a simple thing extend a lease for long standing tenant without a lot problems not everyone drives or goes abroad or well enouth to travel.

The LR is implementing either their own or dictated regulations eg EU and part system/government

On  LR records my aunt has been the only tenant of the property for over 40 years on the lr requirement to still prove my aunts id, that is my aunt has no drivng licence/passport and unable to travel to get signed photo as lady in her 90's

Sorry, but wouldn't it be easier and cheaper for your aunt to get a passport?
Think OP was covering that with "unable to travel to get signed photo" - but obviously, whoever is certifying her photo could travel to her instead...
As far as I recall it used to be possible to arrange for a home visit to sort this out (i.e. take and sign the photo)  if the applicant is housebound/cannot go out on her own. I think this is still possible and probably easier/cheaper than chasing up solicitors.

I could  check out LR ID1 again,
Ask the  solisitor/legal person within  5 minutes  walking distance to visit sign photo, while the nurse thhere to confirm id

If i get  this solisitor  to do  the LR however they wanted to  see the orginal LPA.
I have  contacted the LPA solisitor (the firm  that took over there on leave at the moment and cannot do/interested in LR work) and mentioned that a solisitor  wants  see the original...do the solisitors not trust each other,
However this solisitor did not seem realy interested i asked questions on ID requirements but never got back to me.
I would then have get the deed and LPA from the  current convayancer.

It might be  worth complaining  to the  current  solisitors, before giving  upon them if they  can  do  the work rather jumping  out frying pan in  to the  fire more problems  with the new legal people.

as i say got other simple legal  issues with other outfits including twere told 2 weeks, but  6 months  later  and  still no  sgn of  any paperwork.
might be best just leave and let take its natural course, unfortunately a death  certificate.

@bill_on_line I am suggesting you to arrange for her to have a passport. As far as I know this doesn't require solicitors. You can arrange for a home visit to do photo and ID check as a part of application process.

I don't think it even necessarily requires a visit - whoever certifies the photo is doing so because they already know the applicant, they don't need to arrange a special meeting with her.

I presume they need to do biometric data enrolment, which envolves fingerprinting, but I am not sure...
  • I have had a lookat ID1 again
"has produced to me the original(s) of the evidence of identity indicated in panel 3 below and which I have inspected. I confirm that the photograph attached in panel 4, and which I have signed, is a true likeness of the person who has provided this evidence"

Unfortunately i need to arrange a legal professional to visit my aunt so they confirm her photo i will have to take of her matches the person they see
it looks a passport or driving licence is not necessary if can provide eg councocil tax bill  bank statments etc
unfortunately it inolves a legal professional,as there not interested in the work
1D5 allows the legal "professiona" as they do not act professional in their by lack communication   to do an id check remotely, but not sure how  that works/confirm that you are who others are claiming you are when you have dementia  and cannot respond to questions. At least ifthey comeand see  you in person they can confirmyou are at the address the lr paperwork  relates too.

I think if the land reistery want all these checks they should provide a  service at fixed price and come out and do the id checks themselves. as the comercial legal profession are noti nterested.
