No response from EA since making an offer

Son made an offer on a flat just below asking price in writing on Monday. He has not heard from EA yet, have told him not to chase let EA phoned him.The flat is quite popular had loads of viewing and 2 offers already rejected. He is in an excellent position as first time buyer no chains etc and ready to proceed.

They are likely receiving a good amount of interest and/or offers. It could be a week before he hears back. Also FYI being a first time buyer doesn't necessarily put you in an excellent position, many seasoned sellers will not deal with an FTB and that's me included. I know not all FTBs aren't the same but i find the inexperience and high expectations are just not worth it.

If there's a lot of interest, the sellers are likely to see just how many offers they receive, at what prices, and from what category of buyers.

So Monday to Wednesday is nothing!

If they have plenty interested they will be using his offer on the table to push up other buyers. The next call he is likely to get is we have an offer at asking...

If you listen to any of the Crashy sock puppets you should know the flat will be worth 20% less in 4 hours time so he should wait.
  • Not being in a chain is by far one of the best positions to be in. The EA is just using tactics. They won't be "so busy" that they can't get back to him.

Personally I would just call again.  Assuming I wasn't going to increase my offer I don't feel I'd have much to lose by chasing it up.  But when I offered on properties I offered the amount that I thought was fair with no intention of going any higher, and I took the approach that the vendor/agent either wanted to sell to me or they didn't.
