New roof with no building regs... what do I need to get checked?

    Thank you Doozergirl. I understand what everyone else is saying, but it did occur to me that if the roof were a bit older the surveyor wouldn't have even flagged the building control documents, but would have just given his view on the condition of it.

    The condition is what I need to be satisfied with, so if the SE can't see any deflection in the timbers it sounds like that will be good enough along with the external inspection the building surveyor did.

    I understand contacting the council will take indemnity off the table and cause issues with the sale, so I won't be doing that.

    I am a bit torn over whether to push the seller to go down the regularisation route with this and the chimney breast, but I think he will just put it back on the market and find someone who doesn't care, tbh.

    Re my post about contacting the council, I was clear as I was responding to freebears post that was talking about new roof and what to do ideally who was responding to another poster.

    Regularisation isn't something people
    do often.   Some buyers will pull out, some don't care, some will take the pragmatic view and ensure safety.   

    If something needs to be done ie. better supporting that chimney breast, then it may as well be a fresh application to current standards, because there's no record and now there's no longer any evidence of anything being wrong, it's just being done right.  

    With the roof, you'll never quite be certain if some kind of sign off was necessary at the time.   As long as the structure is safe and you've got plenty of insulation (because loft insulation is a no-brainer).  

    You will have evidence from a structural engineer; building control are only signing off what an SE has decided on both jobs.
