    Thank you @Land_Registry and @SDLT_Geek, you've both made things much clearer for me :smile:  And thank you @RiskAdverse100 for the sleepless night :wink:

    The buyer's solicitor hasn't requested the restriction be removed beforehand, but my solicitor seems to have gone down the RX3 route anyway - which, as you say, is valid (but seems unnecessary).  However, having emailed my solicitor this morning (and having got a quick reply) they state they are drawing up the documentation required for the buyer's solicitor to remove the restriction upon completion (guessing that's a Certificate or Statutory Declaration).
