    It is possible that it was put on the market pending probate. It might be dependent on a number of beneficaries wanting to get as much as they can out of it. If it is being sold by an on line agent who is attending viewings? It would be good if you could meet the vendor and express your concerns regarding up grades during viewing but be prepared to make an offer subject to survey. It could be tht they are selling with their heart rather than their head and want the property to go to someone who in their view will treasure it.

    It’s the current sellers parents house. They died and it’s the vendor’s inheritance. The valuation is on the title register. I wondered if valued for social care maybe?

    If you know the name of the deceased and the year they died, it's easy and cheap to get a copy of the grant of probate and will (if any), which would provide some assurance that there aren't multiple executors and beneficiaries who can't agree on accepting a reasonable price for the property......

    From the chat I had with the agent she only mentioned the son but obviously maybe there are other siblings… I agree about heart/head and it is the kind of house that would have builders or ‘flippers’ all over it if price was lowered for them to make a quick quid. It’s priced too high for that. I’ve been asked for feedback after the viewing and I did say I’d want to live in it as my forever home but I couldn’t come close to the asking price considering it needs a full renovation. Regardless of anything it’s had 4 viewings and no offers to date so I’m being told.

    I know the name because I checked land registry title and plans. Roughly the year.
    There have been no offers I’ve been told so nothing to agree on 🤷‍♀️ agent said only 4 viewings since August 21 including myself and no offers to date.

    Reminds me of a house up for sale a few doors from me about 4 years ago. It was a probate sale with the proceeds going equally to the two adult children of the deceased. Asked the local estate agent why it was priced at the top of the market for a not top of the market property and had been up for sale more than a year in London. EA told me the two beneficiaries had decided how much they wanted and weren't agreeing less no matter how long it took to sell.

    Finally sold after about 18 months.

Problem is original agent put it up way over priced. Now this seller has a figure in his head. He’s dropped it by £50k over a period of a few years and still no offers and 4 viewings 🤷‍♀️ still too expensive.

    He’s also presumably now paying 200% Council tax and is determined to recover that as well.  Houses literally fall down when people can’t be reasoned with.

    Move on then - it's the seller's problem, not yours.

    Hi OP

    Sounds like a seller that needs the money badly and feels they are entitled to the price was given by an EA
    Therefor, IMHO, move on. However, even if the seller comes back and accpets your offer, personally I would be a bit worried if and when they will get cold feet again

    Yes it feels like the house sitting empty is a terrible shame. So how does the council tax work on an empty property?
