Roof quote

For some reason I cannot cut and paste the quote. 

4 bed 1930’s semi house. 

9.3k inc vat 

Scaffolding
removal of old slate, ridge, battens, 
new white PVC facia and soffit 
New non-breathable membrane and battens 
new 300 x 600 man made slates 
New lead soakers and flashings 
New grey angle ridge and hips to roof 
New black square guttering to roof 
All rubbish placed in skip and site left clean and tidy 

Is this reasonable? 

My house still has the orginal roof and the facias and soffits are in rubbish condition. Guttering is relatively new (in guessing 10 years old) but would it be worth getting it done at the same time to avoids paying for extra scaffolding in the future?

  • Looking at some estimates online, that sounds like a reasonable quote based on a four bedroom semi. As for the guttering it looks like that has been quoted for anyway. “New black square guttering to roof”
  • I'd be happy with that quote. Recently got quoted for a 3 bed bungalow and the price with vat came in at 25k for one and 22k for another. The 25k quote separately showed soffits and fascias as £2900.

    A slate roof is always going to be more expensive than tiles. Anything under £10K would be reasonable in the current climate.
    By comparison, I was quoted for £5K a couple of years ago to strip, felt, batten, and retile (using as many as the old ones as possible). Last year, quotes were coming in at £7.5K for exactly the same work. Did have one quote for £16K and claimed he would be very competitive.

    We had a 4 bed detached re-roofed in October - sounds like a similar job, new felt/battens/tiles (though ours were concrete tiles), wet verge, dry ridge, plus new pvc soffits/fascias (both house and garage)/barge boards/guttering. It was 11.5k all in including scaffolding and waste removal, so your quote sounds reasonable to me. For reference, we had two other quotes - one at 13k and one at 22k!

    Just had a reroof in Jan. Victorian 3 bed terrace with turret at the front in conservation area including building regs. Slate roof - had all the existing slate taken off, breathable membrane put on new battens reused some of the slates put reclaimed ones in to replace broke. Velux window fitted, soffits, two chimneys re flashed scaffolding £11,700 inc vat. I had two quotes pretty much the same price and two at £16.5k. 
    28th April - MIP submitted and issued
    23rd June - Offer Finally Accepted On A House!
    23rd June - Full application submitted through broker
    19th July - Mortgage offer received
    23rd July - Draft contract received
    26th July - Searches requested
    2nd August - Survey completed

    This guy is recommended. I will go back and ask why non-breathable felt. The house previously had a damp problem so I don’t want to do anything to encourage damp.
