Gutted on losing a house but can't justify the price

If its a real reason they saved you fees, but look out for it coming back on in May-August.

EAs can be a bunch of sharks, but if they state it's due to 'unfortunate circumstances' - a term that seems a bit unusual - then I suspect there's every chance it was.
Ask the EA to wish them well, and to let you know if it goes back on the market.
Not sure how any delay will actually help them in the current economic clime.
Of course, if you find that the 'unfortunate circumstances' was that they were gazumped on their purchase, then...
