Rebuild garage workshop

Hi there,
as the first stage of a bigger project I'm having my existing garage / workshop demolished and rebuilt further from the house , longer and thinner but better.
Currently : concrete prefab, board and felt roof 3.5m by 4.5m
New: 2.75m by 6m block built cavity wall with pitched tiled roof , not including window and two doors but including moving a manhole cover by the back door
Initial quote to include rainwater storage tanks under the floor = £11,150
Amended quote to exclude the whole tank system = £10,150
Feels very high to me. The boys are not VAT reg but are CIS.
Am tempted to ask for full written breakdown.
Your thoughts .....
Windows will be done seperately by my tame windows man.
I know lots of builder chappies so can easily call in the trades one by one but am not au fait with gantt charts so wanted a manager friend to run it for me.
Wondering about my decision now.

For those who are interested
I got a second quote from a different pair of brickies / builders
who do not know / know of the first batch.
Price was within £150 !!
So my garage gets demolished on January 2.
By the chaps who quoted above
I must be mad.
The house quotes come next.
