Buying new home close to Household Waste Recycling Centre

We found a New Build that looks very promising to us and we are considering buying it. It meets almost all of our expectations. Upon researching the neighbourhood we found it's actually very close to Waste Recycling Centre (400m flat distance). I was trying to google if any of the local residents complain about the smell or noise, but couldn't find anything. 

I was wondering if anyone lives close to one and can share some perspective.

    Just do a search for "recycling centre fire", and you may be shocked at the number of hits.

    Is there a smell? I'd expect one from a landfill site, but a recycling centre is likely to be dealing with relatively inert stuff.

    I used to live much closer than that to a site which dealt with everything, and the only "pollution" to speak of was the noise of lorries' reversing bleepers. I wouldn't expect trouble at 400m distance.

    I’d be worried about the traffic it generates and what routes are used - my local tip regularly creates long traffic jams

    Our local household waste centre is in the same place as the commercial waste centre so there are a lot of large lorries going in and out.  However I’ve never noticed any bad smells that come from it.

    Is it just a recycling centre eg tins, glass, cardboard - or do the bin lorries go there too.

    If the latter I would avoid.

    We live on a residential street about 200 meters from the local recycling centre. We are separated from the centre by a train line and another row on houses. We don't notice the centre whatsoever. (Operating hours are from 8:30am to 4:30pm).

    What direction is the site from the house? If it's anything south to west, you will get the UK's prevailing wind blowing smells and noise.

    If it's a new build, then by definition, no-one has lived there before, and there's no other local residents to complain about this specific site.  Think it through....

    For every other answer you're gonna get from randoms on the internet, some will have a problem others won't.  You may as well toss a coin - it's just as helpful.  And finally, even if no-one else has a problem and you do, knowing that's hardly going to give you any comfort is it?

    Rec Centre is located N, NE from the house.

    Sure, of course, but I asked for advice and perspective from people on this forum. Ultimately it's my decision, but it's nice to have different points of view. Like the one about lorries and fire, I wouldn't have thought about this. 
  • If you're in England do a Freedom of Information request to the Environment Agency and ask for recent non-compliances with their Permit
