Conveyancing

Do you get a local conveyancer or online one? Unbelievable the quotes am getting as cheap as £600 to £2800 for 1 bed flat in London.. We would rather pay a bit more and deal with somebody locally. Thanks

    Most conveyancing is done remotely these days with correspondence by email rather than letter or face to face. Make sure you're comparing like for like with your quotes. What is included in each - vat, searches, ID checks, SDLT submission? £600 for a leasehold purchase would seem very cheap even if it's just the legal fees. Are they going to add extra fees? £2800 is likely to include other costs already.

    Online can be cheaper, and especially the online warehouses. If everything is straight forward, it can save you money. If issues arise, it can be a problem as the case handlers are only used to the tick-box process.

    I also find advantages in being able to visit. I've just exchanged and visited the office twice. Once to return a huge bundle of papers (yes, I could have posted), and once to sign stuff and have the solicitor's secretary witness. Again, I could have got someone else to witness and then used the post.

    I also know that had I needed/wanted to meet the solicitor for a face-to-face explanation of an issue, I could have. 

    But yes, nearly everything can be done by email, online, and/or post.
