    Hi OP

    Do every bit of reaearch you can, Google street view, check crime stats for the area and check what is there that is important to you, check street crime stats and surround streets, checn news by naming the road and anyhting else that may interest you. If you are still happy, then go and see/view. (Check with agent what offers made etc and if any turned odwn or backed out and see what they can tell you or not but at least give you a better idea - ask if property has been on the market before etc)

    Also add an expiry date to your offer. The market is changing. It shows you’re serious and it can put pressure on sellers to consider your offer without trying to rally up multiple bids over weeks. 

    EA love creating phantom bids too to try edge you up. Stick to your max fair offer that you won’t later regret and you’ll have little disappointment if it doesn’t go through. 

    Always always be polite and thank the sellers and EA for their time. 
    Always find comparables. You can ask, but you won’t always get what you want. 

    House prices are now falling as they were in 2008… A correction is happening - Jan 2023

    All of this + join the local Facebook community group. Lots of golden nuggets to be found on there as to the true vibe of the community. 
    Always find comparables. You can ask, but you won’t always get what you want.

    How much would you suggest they offer then? Given that the housing market is collapsing and it will be worth 50% of the current price in a few months time?

    Surprised some are saying to offer on one property at a time. Agree it seems bad form to offer on a property if you're not really interested but sometimes timetables overlap and you would miss out on a property if you waited to do one offer at a time.
    I guess it depends on each set of circumstances - sometimes sellers are quick and will say yes/no within the same day. We were strung along by one seller for like 3 weeks and then they decided not to sell! Obviously we kept looking at other properties at the same time.

    I think its as much about treating people as you would want to be treated. As a buyer it would be very annoying if a seller accepted your offer, then a few days later said they were pulling out to sell to someone else because they had accepted multiple offers and preferred another buyer

    I do agree though that 3 weeks is excessive and not on either. If I hadn't heard back from a seller within a few days I would assume they weren't interested

Drove 170 miles with my wife to view three properties on Friday, Agent cancelled one an hour before viewing - thanks for that, but second property is ideal (wife likes it!). Made an offer the same day which was accepted on Tuesday after I got a mortgage AIP and house is now SSTC.

    Hopefully everything goes well and I can look forward to leaving renting for ever.
