Leak in loft conversion bathroom

We are considering a property which has evidence of a leak in the bathroom in the loft conversion.  Conversion has 2 bedrooms and 1 bathroom.  There is a lot of mould around the base of the toilet and there is evidence of a leak on the floor in the bathroom - big water marks and mould.  I don't know anything about loft conversions and don't know how concerned I should be?  My biggest concern is that if we buy and lift up the floor that there could be a huge problem underneath requiring extensive work....  Not something we would have money for.  Does anyone have any experience with such things?  Many thanks

    It would need to be a significant leak over a prolonged period to cause structural damage and you would certainly see evidence of that in the ceiling below well before that.  This sounds much more localised... find and repair leak, new flooring, done.

    The rest of the bathroom is pristine, no mould on tiles or walls, sealant looks good etc, but the floor is a mess.  Huge water marks, mould on the floor and around the toilet.  Big blotches of black mould.

  • Is it a leak or just accumulation of water in a specific area? 

    As Doozergirl says, is there evidence of a leak on the floor below?

    From what you describe, a bit of bleach and elbow grease will soon sort it.
