    Ah ok, so you dont actually know if they will sell it at that price anyway? How much did they  have it on for originally?

    It may be just a problem with your application rather than with the property itself

    I mean we got a mortgage broker so it's unlikely to be a problem with our application; we've been told it's do with the property and the area it's in. We don't know if they'll sell it at that price; they likely won't. It was on for about three times the amount we're offering now when we originally saw it

    I have to be honest, if you’d offered £55k for a flat that’s £150k+ that I was selling, regardless of the reason, I’d be ignoring your offer and remarketing the flat.

    Hi,

    Me and my partner are intending to buy an ex-council flat in Brentwood for £55k cash offer;
    Intending to buy? You're dreaming if you think the seller will take 2/3 off the price just because thats all you can afford. They could sell for much more to an investor as a BTL.

    I'm a bit confused then, there is no way the seller is going to knock two thirds off it? If all you can afford is £55K then there is no point even looking at it or making an offer

    It seems the OP thinks a seller has to sell to you for whatever you can afford and offer them ? Or because a mortgage lender won't lend on it, then the flat is worth nothing?

    The flat would then be worth auction price, which could be less than the OP`s offer?
