I'm expecting some flak from LL's and I agree. He should pay up and not leave anyone out of pocket but priority right now is a roof over his head. We'll get the LL squared up at some point.

Has he got the money, if not have you got the money?
What if he is evicted, the streets or your sofa? Not always a good things, to bail out you kids, they need to learn from their mistakes.

The S21 was served 2 months ago. Which is probably why we have a random date of the 4th march. And I beleive he owes 4 months rent
Even if the notice period has expired, it does not end his tenancy. He does not have to leave by 4/3, and cannot be forcibly removed until a possession order is obtained-many months away.. Read the advice already given.
I think the main conversation you need to have is first with your son, to get him to reveal the true situation, dates, amount owed etc. You can't help him if you only have half the information.
No free lunch, and no free laptop ;)
  • Is it possible that a possession order has already been granted and the bailiffs have already been appointed and are coming on 4th March? Your son, if someone nearby who can help him, really needs to get a handle on the situation to find out how far down the track this has gone.

Even if worst case scenario the bailiffs are on their way the landlord doesn’t have the right to keep or sell your son’s furniture. Your son will probably find it very difficult to rent another property and if he does by some miracle find a landlord willing to take him on they will want a guarantor living in the uk.

When did the tenancy start? S21 cannot be served within the first 4 months of the tenancy. If he owes 4 months rent, does this mean that he has never paid the rent at all?

1st post says it was served after 8 months and now it's month 10 of the tenancy having moved from a 6 month ast to a rolling contract (4 months ago)

As long as all boxes are ticked the s21 has been served in the correct timescales.

However it is just notice. If served 2 months ago then next step is application to court for possession. 4th march is just the day notice period ends and next steps can be taken

Huh? Numbers "10" and "8" are not mentioned in the first post.

    1st post says
He's on a 6 month AST that has lapsed (4 months passed)
I interpretted that as the 6 month fixed term having become period 4 months ago (ie now month 10)..
    Might be wrong though.

    So served in month 8.
