I think I'd agree with Artful that it would depend on the property.
There's a lot that changes in 12 years both for the property but also the regulatory situation - the first springing to mind is cladding on flats that's not applicable in this instance, but there could be other things that you don't know you don't know about.
What little I know about blackpool would suggest that while you might skimp on the searches, I'd invest that cash in a decent survey. Damp and structural issues, especially if there's a basement, can be a problem and if the seller is pushing for a 'quick sale' I'd be wondering why.I'm not an early bird or a night owl; I’m some form of permanently exhausted pigeon.0
