They built a new large development near to the village I live in. At the time they were promised a pub, golf course and a little row of shops. That was over 20 years ago and they are still waiting...0

Did the terms specify exactly what type of shop it would be? It could be one that sells model aircraft kits or hand woven kaftans0

We had a large developer plan for 350 homes and some 'employment' land in the village where I used to live. It turned into 550 homes taking over 10 years to build and no employment land. They said they'd advertised several times for people who would be interested in running businesses on the site but without success. Well since it took them nearly 10 years to get to the part of the site where they were supposed to build the business units it's hardly surprising nobody was interested when they advertised it in the early years without being able to say when the units would be built. The employment area was reduced in size and eventually a sports hall was built there instead.

Sounds like a great opportunity for you to start a small business of your own.
Compensation? Have you asked the developer? 99% likelihood of going nowhere.1 -
I wouldnt believe anything developers promise for a new estate. These things very rarely happen, and once they have sold the houses tend to get forgotten. Even when the local planning department has made the facilities a condition of passing the planning application, they get around it.
I'm sure you could try and sue, but I imagine the developers can afford better lawyers and have plenty of small print to cover themselves ( like they will only build the shop once a shopkeeper has signed an advance lease etc... they then don't bother advertising they are building one, and use that as the excuse )0 -
If it were me I would be glad they had not put a shop on the estate. They are usually the 'nisa' type, over priced and turn out to be a meeting place for all the kids on the estate. We have one which is about a ten min walk from us and the outside is littered with cans, sweet packets and scratched off lottery tickets. Its a complete eyesore and spoils the estate.
10 mins in a car is far more preferable. It only takes a bit of forward planning to get what you need when passing the supermarket. In reality how often do you think you would want to shop at an expensive corner shop?0 -
One of the local estates to us had a small convenience shop open (Nisa/Mace type) and has spent more time between tenants than open over the last 5 years as no-one can make it work financially.0

Do you have milk deliveries in your area? Milk and more do a surprising range these days so that you can get the essentials if you are unable to get to the shop.1

Sales people say all sorts of rubbish. Unless you have it in writing or on tape there isn't much you can do.
Sadly this is the norm for many new builds.0
