Land registry

 Would anyone know how upto date the online check for land registry is ? I’m just waiting for an inheritance which is dependent on a property sale. The executor on the Will is being very sketchy with info. Let’s just say I don’t trust them 100%.

    The online check is bang up to date, but it's not the case that the register gets updated instantly on completion of a sale - it could take a while for that to happen.
  • It could take several months following a sale for the LR to register the new owner. They have a long backlog. Once it's registered of course, you can download  the title which will be current.

    Bear in mind that just having sold the property does not mean the executors are immediately in a position to distribute the proceeds. They will not do that till the Estate is wound up, with all debts paid, including tax if relevant.

    Ok thanks for help. Could anyone suggest the quickest way I can check if the property has been sold ? It was showing on rightmove but now isn’t. But I’ve been told that’s because the executor has changed the estate agent.

    Ask neighbours?

    But it sounds like your real issue is with the Executors - maybe post on the deaths/probate forum.

    Unfortunately it’s in another part of the country so I can’t just pop by and it’s a flat anyway which makes it more akward as a for sale sign isn’t obvious. Plus I don’t know the new agent. I’m not quite at the point of going in hard on the executor and I’d rather not do that if I don’t have to as they are actually a family member. And if I’m just being paranoid I’m gonna look a bit of an idiot. Just thought there might be some simple way to see if a property was on the market by using the address.

    If it's being actively marketed, generally these days that's going to be apparent from whether it's listed on Rightmove. Making a call to the agent about it (maybe on some pretext) might give you more of a clue about whether it's actually sold.

    There's no official public way of determining whether a property has been sold, until such time as it hits the Land Registry.
