New Build Delays - How long do they take?

We reserved a new build with anticipated completion date of March 2023. However, we have now received 2 letters about delays. The first letter received was in December 2022 to advise we would be looking at May 2023. We have now received another letter to advise it’s delayed until July 2023. Our house doesn’t even have the foundations down yet, so we are wondering if anyone knows how long a new build actually takes to build. We can’t see it being ready by July, more so as the foundations aren’t even down.

our mortgage rate ends in July and we can’t afford to reapply due to how high the rates are, but we are now aware of the long stop date.

Does anyone know if our house might by ready in July if it hadn’t been started yet?

  • How long is a piece of string. My sister's was delayed by 1 year. 
  • One of our friends were delayed over a year, they had to move into rented to ensure they didn't lose their sale.

    The houses on the development beside us took between 8 and 9 months for the first occupiers to be installed but that included winter slow downs, you do have the advantage that bad weather should be over but I would think July near on impossible.  As well as the trades people there are the utilities that have to be engaged and they can take months.

    I don't think there's much point asking for anecdotes about delays - there are all sorts of reasons why there might be delays e.g. if we can't even get tomatoes at the moment, imagine the problems getting building materials.

    Often the build itself is on time but (as mentioned above) the utilities take months to be connected up.
