Banging Pipes
Complete2022
Help!! I live in a first floor flat (rented) and have done since December 2022. The pipes started to bang now and then...which was a nuisance but bareable...now they are so loud and its 24/7...I have had to move out of my bedroom into the spare bedroom to get some sleep.
I have complained to my agency Elite Properties so many times and they told me they have reported this to the Management Company.
But nobody is responding...I am at my wits end can anyone suggest anything...can I get legal advice about this..any responce will be good

Write to landlord (yes, landlord), copy agent, keep copy using shelter draft letter explaining why you'll get it done and then knock the cost off your rent payments.
Get a decent plumber round, ensure you have copies of all paperwork.
It'll be air in the pipes.
Have you bled all radiators? Check boiler indicating no faults?2 -
Or - there won't be enough fixings on the pipes. when we had our kitchen done (and ceiling plaster removed) we took the initiative to put in more pipe fixings.... no more bangs1

What kind of flooring does the flat have?
This is not so difficult to fix if you just have floorboards on top of joists. But quite a bit disruptive if you have carpets on top.0 -
Mainly carpets apart from bathroom and kitchen0

How long is your tenancy for?
Sounds like the best course of action would be to negotiate with the landlord to get out of your agreement, then move somewhere else.

Can you be more specific? Are these definitely your pipes, or could they perhaps be going to the flats above?Complete2022 said:Help!! What is taking place when they 'bang'? Have you been running a hot or cold tap? Flushed a loo? Run the central heating? Or do they genuinely 'bang' all of the time, for no apparent reason?
Have you recorded the noise?
Have you tried tracking down where the noise is coming from? Can you see the guilty pipes?0 -
