Never ceases to amaze me how many people do not know the value of their house, sale data is often so far behind, estate agents rarely don't achieve their fee in a higher price IMHO. Obviously Crash, Mitty etc would have us believe that the property is now worth 50% of what it was 12 months ago !. Purple Bricks might put off some buyers, they charge you regardless of a sale, and they are a nightmare to deal with. You should NOT use their reccommended solicitor as they are a bulk one and are very very slow. Personally I would always use an estate agent, and one who either gives a sensible price (as in not high one that needs dropping a few weeks later) or who will listen to you if you have a good idea of its value. I had an agent who priced mine at about £5k more than me, but was happy to go with the slightly lower price. They were very good at progressing the chain and I received an email or phone call mostly weekly, but occasionally it was 2 weeks. The good ones will know the area, and could well have buyers on their books looking for a specific type of property so they will contact them to make sure they know it is available and will not just rely on Rightmove type sites.Credit card debt - NIL
