You need it to be crystal clear whether you are entering into a contract with the estate agent. (For example, you can enter into a contract without signing anything).
This sounds like a 'ploy' that many estate agents use...- They give you a copy of their terms and conditions...
- A couple of days later they say something like "we have a potential viewer, shall we arrange an appointment?"
The estate agent then claims you entered into a contract based on your actions (because you agreed to a viewing).
Before doing this...- Have you negotiated a fee that you're happy with?
- Have you negotiated a minimum contract period that you're happy with?
- Have you read the estate agent's contract in detail to understand all the fees due in all circumstances? (e.g. if you withdraw)
- Have you compared the estate agent's contract with other estate agent's contracts to see if they're better/worse?
In your position, I would at least write an email to the estate agent before agreeing to the viewing, specifying the terms under which I was agreeing to the viewing.

I very much doubt the EA is doing you any favours or saving you money they are a business. Go with your preferred Agent, list and whether the potential”flat” buyer views will be down to them.0
