would it be sensible to erect a wall?

The floor plan below shows the first floor. The problem is that there is another bathroom with a shower on the second floor which is also ensuite. So it seems to be a 4 bedroom house with 2 two ensuite bathrooms (and no other shower/bathrooms) which strikes me as less than ideal. So we are thinking it might be sensible to erect a wall and to turn the space which is currently labeled as reception/bedroom into a home office? if so, what the average cost could be? To give the idea of dimensions - the sitting area is roughly 5 by 5 meters and the "reception" is about 3 by 3 meters.

Hi, I'm a big fan of Kirstie Allsopp on 'Love it or list it' and my first (crazy) thought was 'ask Kirstie!' Because that kind of thing never fazes her.
If you just want a stud partition wall, you could google 'build a stud partition wall' and things like the following pop up -

You could perhaps get a quote from somewhere like B&Q for the materials you need?
Before we divorced, my ex (never done anything like it before) built a stud partition wall just to separate the dining room and kitchen in our small home. He did it on his own, with a bit of help from me and our then 6 year old. It didn't seem to take long and we did a good job (I think!) I can't remember the cost but it wasn't overly expensive.

It would need input from a structural engineer to work it out.1 -

Is wall between sitting and office a supporting wall? Is it a solid wall are stud?
I think the door from sitting room would need to be glass to give light into hallway
Bathroom door could be moved to in line with bathroom wall remove the wall adjacent to the current door and back wall making the bathroom bigger
The doors could be regular opening doors as using sliding doors will loose you floor and wall space

I have to ask why a wall ?
If it's to be a home office I presume for the residents and not customers
Why not a screen for privacy ?

Do you own this 3bed house yet? If not find somethink that's actually a 4 bed

A 4 bed with 2 ensuites and no other bathroom is a very very odd layout. I'd look for something else for this reason alone. Forever needing to keep a bedroom tidy in case a visitor needs the toilet..... What if the person who's loo gets used by visitors is lying ill in bed?

Slinky, That's why the OP wants to change it into an office. OP, I'd go with the screen idea as it is less hassle, and when you do sell, the room can be a bedroom again for the next occupant to work out why there's no family bathroom.1

But it was built as a 4 bedder, and the lack of family bathroom will as you say, be a problem for the next occupant and may make it difficult to sell. Why buy this one with its known problems. Find something better.
