Offer under asking price

Hi. A house has come back on the market that was sold subject to contract last September and was on at offers over 225k, still at same price.
Would it be reasonable to offer below asking? Thanks

    You can always ask, how much were you thinking of offering? 
  • A house is only worth what someone will pay, so offer what you can afford without stretching yourself too far.  The vendor will counter offer if interested.

    A house is only worth what someone will pay, so offer what you can afford without stretching yourself too far.  The vendor will counter offer if interested.

  • Absolutely - but whether it will be accepted is a different matter. Market has changed a lot since then in many areas but not all.

  • Check comparables, what has others sold for in the street and if not then a 1 mile radius for similar size property. Offer best and final instead of going around the houses. The seller is likely a bit stressed in light of market also dropping so you could find a good deal. 

    Make sure when making an offer you provide all the necessary info such as position, proof of deposit, MIP and solicitor details. This will help reassure buyer that although your offer is lower, you are a serious buyer. 

    Can you not ask them how much it sold for last time? They should tell you that. 
    Always find comparables. You can ask, but you won’t always get what you want. 

    House prices are now falling as they were in 2008… A correction is happening - Jan 2023

    Can you not ask them how much it sold for last time? They should tell you that. 
    And they will say £250K. Why would they tell them what it sold for last time !
  • Thanks. It sold for 150k in 2014. Wasn’t going to go silly, probs 220k. 2nd viewing on Monday so plenty of time to think about it. Vendor desperate to sell in case they lose onward purchase. We are in rented, cash buyers and sols have all our ID and proof of funds as house we were buying last month fell through. Buyer changed his mind just before exchange. 😡
