  • On the face of it it looks like my issues have nothing to do with the EPC.   But I've tried to get energy efficiency measures to my home to be told I can't because of the high rating of the EPC on my home.  I contacted the Utilities who checked the EPC no help. Tried to get help with cost of living support. Had someone attend who stated that EPC is the major problem,  all companies check this first.   Unfortunately I also rang up the Gov.Uk regarding assistance and they told me they look at the EPC and can't provide help.  I have had to cut the use of my energy due to issues with the electricity, have no gas to heat and so not entitled to warm home discount either.  So yes I need energy efficiency measures,  and a  landlord who takes responsibility but the EPc is preventing me from a warm dry home

    The EPC is not preventing you heating your flat.  Why is your boiler not working?  You said you had it fitted new.  What has happened since?  That is what is preventing you heating your flat.  You need to get it fixed.
  • OP- can I ask, when did you buy the property?

  • Okay I'm getting that the EPC may be alright but found out yesterday that there maybe a major overhaul of EPC's as most don't depict the energy rating of the property. So in a way I was right. But anyway my property was built in 1970s.  The reason for no boiler is that I had leaks from the landlords cupboard drop on the boiler electrics. The landlord refused although emergencies to send anyone to track or trace the leak, refused my contractors access, just blatantly refused. 12 months later there was a gas leak into my property from this same area, the landlord refused access again unless an Electric Installation Report was sent. Note I said these were emergencies. However I noticed that Council workmen would turn up on the premis of being for the next door neighbour and that was a start of other issues. I found a correlation between the issues in the property and the suspected reroutering of gas, water and electric. You know where this goes

    Well thanks, but not sure where the story goes next.  Have the leaks from the cupboard been stopped?  In which case you can get your boiler repaired.

    Not really. The Government has only just realised that they can't have both an EPC that is valid for 10 years, and that also reflects rapid changes in energy costs. Even the latest increases in energy tariffs in the EPC are less than 50% of the current energy price caps, making the quoted annual energy costs on the EPCs a complete nonsense - but this is a Government decision, nothing to do with the assessors.

    The best thing the Govt can do is keep the ratings as comparable regardless of when the EPC is undertaken, and then have 12 months of real energy usage data included.
