    If the property is tile hung, it might be built with something like 6 inch AAC blockwork. Penetrating damp isn't a problem for a tile hung wall in good condition.

    Haha just said how I felt. This property journey has been awful. 
    Possibly a sign that you need to wind things back a bit and re-evaluate what you want. From some of your posts it’s coming across a bit as though you’re reaching the “oh anything will do” point - and that can lead to you ending up buying a place that actually, you end up not being happy with. Better to take a little more time, than to “settle” when you’re talking about one of the most expensive purchases of your life! 
    Yeah i've reached that point. I was looking for a house at first then was picky with some things then the mini budget and rates have left me with only flats affordable in a certain part of london. Had two failed purchases for flats. System is broken. If your rich its ok but if not then tough. Quite exhausted.

    Take into account commuting costs, but consider looking in easily travellable areas just outside the M25. The difference in price can be astonishing! As a Londoner, I was gutted to have no choice but to move out when we were looking to buy back in the early 2000's - having been there for a while now though, I'm honestly glad we did - I still travel into London for work, to the same area we would have been looking to buying, and I absolutely wouldn't want to live here now!
