Land registry query

Hi,

I downloaded the title to my flat (I bought last year and talking about it to a friend the other day I thought I haven't had anything since to show the formal change of ownership at LR).

The flat has a shared freehold (this was done subsequently to the original leases being issued and they were extended to 999 years at the time).

The LR entry shows myself as the new owner but there is also this on the entry;

2 - 2001-XX-XX
Short particulars of the lease(s) (or under-lease(s))
under which the land is held:

Date : XX October 2001

Term : 999 years from XX March 1972

Rent : A peppercorn

Parties : (1) XXXXXX Freeholders Limited

(2) Joe Bloggs

NOTE: The original Lease dated XX March 1972

referred to in the above lease was formerly

registered under title number SXXXXXXX

I know that the extended lease is the one referred to in 2001 and the original lease is the one dated 1972. However 'Joe Bloggs' was the previous owner and I'm just wondering why his name appears on this now and not mine? Is it just the case that he was the 'original' party to the extended/new lease?

    Yes, the lease is always going to be referred to as the "Lease between Smith and Jones" (or whatever) no matter whether Smith and/or Jones are currently freeholder or leaseholder.
  • The lease was created between Smith and Jones.

    Now either Smith or Jones might sell their lease, or freehold, so that the lease is now owned by Brown and the freehold by Watson.

    But that does not create a new lease. The original lease between Smith and Jones remains valid, just owned by different people.

    By "original" we mean the 2001 lease. There is nothing odd or noteworthy about what you're looking at. You are now the leaseholder under that lease - that's why the registered title has your name on it.
