House sale fell apart

  • Thanks youth_leader - shame there isn't some kind of stringent process at the start of the sale.  Stories I read and from friends the house buying selling in England is nothing short of bonkers.

Had to look up Tetrad sofa -  very nice yes I'd be gutted too.

Off topic years ago someone offered me a lovely sofa, so through my old one out.  Then realised the new sofa didn't get through the doors so I was sat on the floor for weeks.

    Thanks everyone for kind responses.

EA told the buyers they would have to provide proof of funds for any house they buy so they said they won't bother buying a house then.  Very odd but that's their problem now.

My solicitors wasn't no sale no fee so I think before I agree to buying or selling anything I need to find one that is and how it all works.

"it is not unusual for a buyer to drop out because they can't prove legit source of funds. "  - surprised to hear this is so common.  Really going off the idea of cash buyers (apologies to the scrupulous ones)

" I guess you need to sit down and have a long hard think about what is the best way forward for you."   Yes waiting for the fog to clear before I make any big decisions.

money laundering regulations are very strict that a lot of people fall foul of it because they can't prove where they got the money from.  not just cash buyers but people who use their savings to pay the deposit.  my friend was having difficulty proving how he managed to have so much savings as his salary is low.  the solicitors can go into this depth of detail, not just where the money comes from, but how did you manage to save that much based on your earnings!!

so all part and parcel of the buy and sell process.  you just have to be very patient and don't lose heart, or count chickens before they are hatched.
  • 70% sales falling through is a lot more than I thought - didn't realise.

Why on earth would people lie about being able to afford a house what do they think will happen?

"I sold a parents property at the very worst time but we got an offer after a couple of months and its going through now.  It wasnt in the best of condition but in a great location. "  Yes I think location is most important you can change a lot of things in a house but you can't pick it up and put it somewhere else.  Wishing you luck with the sale.

  • Poor you on the floor!  I had a smaller leather suite I gifted to my son when I downsized to here, I thought I could make do with the Ikea Ektorp the seller gifted me.

Six months after I'd moved in Storm Arwen hit and the flat roof on the extension blew off (cowboy apparently, had only been nailed down instead of screwed to the joists).  About four days later a huge body sized piece of ceiling fell in with the water onto the sofa, it was ruined.  I'm still on garden chairs and my son came with his friend yesterday and told me off, he said it's about time I got a sofa again!  Just Covid nervous still of going shopping, but now the weather's better I'll go and try some.  Love the look of Loaf but apparently constant 'plumping' of the cushions required to make them look - plump!

So sorry youth_leader that sounds really bad, yeah bad workmanship there you've certainly had a lot of !!!!!! to deal with.

My lack of sofa was not a problem - it was actually quite comical really.  Just me young and daft no harm done.  Not like a freaking roof collapsing in - grief.

Loaf look good - I don't like fussy fancy frilly designs must have similar taste.

Ah right yes that's around the number I heard of.

@angelasocks I honestly think it'll prove to be a blessing in disguise. Even if they'd provided proof of funds with that attitude I bet they'd have been the Buyers From Hell (and probably pulled out at the 11th hour). You'll see- the right buyer (and the right house for you) are both out there...
  • Thanks Skiddaw1 (nice profile pic) I foster cats and they are factored into my house buying decision.

Hope you're right and that in time I'll be glad this happened doesn't feel that way at the moment but feeling a lot better anyway.

It's always lovely to meet another Cat Lady :) and yes, I absolutely know what you mean about the cat factor when looking for a potential new home. Fair play to you for being a fosterer. All ours have been rescue cats.
