Advice on House Purchase

Hello,
Looking for some advice on how to tackle an issue we have run into with house purchase. 
House is a 'project' and we put in an offer which was accepted based on this - survey has thrown up many many more issues than a viewing would show e.g. blocked mains drains which again we have been fine to take on as our cost but we have become stumped on the roof. For reference house is fairly high so any roofing works will require scaffolding - there are a lot of high level works that need to take place (failed flashings, compromised chimney, flat dormer roof replacement) and the estimated cost from a roofer was 12K immediate remedial works (roof is leaking and there is some timber rot) but realistically it will need a full strip and recovering (roof is original covering circa 115 years) in the very foreseeable future (25K+). Vendor is willing to negotiate considering the roof is leaking right now - what are opinions on a reasonable ask here?

  • It's difficult isn't it.  The house was probably already priced low to reflect the works.  After Storm Arwen locals here received ridiculous quotes for roof replacements for insurance purposes.  I'd try and get a few more quotes from recommended roofers before approaching your vendor again, with the hope they might meet you half way.
