House purchase not registered.

Hi,
We bought our house in September 2021 & used a firm of solicitors who are no longer trading/operating. We have since discovered that the purchase wasn't registered. Is this something that i could do myself or do I need a solicitor to do ?

    I'd check with LR and the sellers solictore - was it a new build?
    Btw

    Give Land reg a call tomorrow and they will be able to give you a better indication but not the exact property.

    The info on link by gov may halp before you ring but do call them for an up to date idea and possibly some help/guidance

    By "wasn't registered" do you mean no application had even been submitted by the solicitors? Or merely that it's still being processed by the Land Registry? The latter is normal (where there's a more complex application, such as a split-off from a larger title as you'd get in a newbuild estate) and not something to get concerned about.

    Annoying having to go back and check the other thread....

    At that time LR told you seller's mortgage was removed but your application not received. If 
    solicitors who are no longer trading/operating.

    As for registering the transfer yourself, did you pay cash or get a mortgage? Have you got the original TR1 signed by the seller?



  • I paid cash. I don't have the original TR1 but could get another signed by the seller.

    There will have been a “successor firm” appointed - you can contact the Law Society to find out who this is. 

    One possibility though - was your house a new build, or a leasehold house where you too a new (long) lease? If so it could be that registration has been applied for, but is still with HMLR awaiting completion.

  • If there has been no registration application submitted the LR won’t be able to help much. The successor firm should be able to confirm for the OP exactly what the position is, though.
